Real estate never has a problem. It is always the owner who possesses a want or need.

Conventional wisdom has us putting equity on the market for sale, then waiting around for the cash buyer to surface. Why not take the initiative and use that equity as a buyer for the alternative equity being sought?

Equity, defined: the value of the asset, less the existing debt.

Every transaction is an exchange. We exchange cash for a quart of milk. We exchange our used car, plus cash, for the new one.

If you got all cash for your equity, what would you do with it?
