MANAGING PARTNER

Alejandro leads every engagement from the first conversation to the closed structure, and stewards it afterward with plain reporting. His rule for every project is the same one on this site: the return of a partner’s principal is placed ahead of the firm’s own upside.

Before founding the firm he spent seven years at Google as a financial analyst for Google and YouTube. He then served as general partner and sponsor on five multifamily projects, 1,050 units, all taken full cycle, with exits in 2021 and 2022, and has invested in notes and seller-financed paper and in ground-up light-industrial development. He is a licensed real estate broker in Florida and Virginia and a University of Florida graduate, where he majored in Finance with a minor in Real Estate.

He serves as president of the Florida Real Estate Exchangors and is a frequent guest of the Society of Exchange Counselors and the National Council of Exchangors, the rooms where creative transactions are actually made, alongside local exchange groups and the online exchangor meetings where equities trade between markets.

Originally from Colombia and raised in Miami, he founded Una Luz with his wife, Mariela. They finance it and run it with a small circle of like-minded people and volunteers who share a love for children, for humanity, and for hope. The school serves 32 children, with 100 meals a day from its kitchen, and a goal of growing into a K-12 school of about 390 students.

SENIOR PARTNER

Darryl has counseled owners on creative real estate transactions since 1972: land assemblies that became student housing, lease-option structures that closed unbridgeable price gaps, vacancies traded for development land, and multi-leg exchanges across North America. The Equity Fundamentals library on this site is drawn from those closed transactions, in his own words.

He has held the CCIM designation since 1984 and is a member of the Society of Exchange Counselors, the invitation group of practitioners who close transactions by matching what each party needs rather than waiting for cash buyers.

His conviction, after five decades: real estate never has a problem. It is always the owner who possesses a want or a need, and that is what a counselor works on.

SENIOR ADVISOR, TAX STRATEGY

Victor advises on the tax side of the structures the firm proposes, so that what looks good on a whiteboard still looks good on a return.

He is a retired Senior Revenue Agent and a CPA, with an MBA from Baylor and fourteen years in the IRS’s Large Business & International division. He is a licensed real estate broker and a licensed mortgage broker, a former mortgage insurance underwriter, and has invested in real estate since 1982, with more than $28 million in note originations on the paper side of creative transactions, where structure and tax treatment decide most of the outcome.

He teaches tax courses, speaks at real estate exchange meetings, and works with owners on cost segregation studies (finding the parts of a building the tax law lets you depreciate faster) and amended returns, the unglamorous reviews that routinely find money already left on the table.

The secret to living is giving.

It is the best thing we do. Una Luz, our nonprofit school in Colombia, serves 32 children, with 100 meals a day from its kitchen. Every project we close reaches past our partners and our communities: it feeds and educates children, elders, and families living in extreme poverty.
